The only negative was the fact that the leni sliding door needs new wheels on the bottom. It was extremely hard to move. Also, a total lack of condiments.
Fan over cooktop didn't work, could barely slide the door to the lanai. Otherwise, this nicely-appointed site has a cool pool and an ocean view. A/C means you'll have a comfortable room even after hot days outside. Plenty of cookware and supplies to make great meals. Wish we could have stayed longer!
Several things should be addressed with this unit. Upon arrival at 1:00 AM, we discovered a sink full of various bugs. We notified Prince of this issue but they said to see the building manager, who in turn said the inside of the unit is the management company's (owner's) responsibility. We ended up dealing with the bugs on a daily basis (there weren't many but!!). In retrospect, we should have called Prince back and asked them to deal with this. Also, we felt that the carpets needed a very good cleaning or replacement as they are looking very dirty / stained. Overall, we found the unit well equipped and comfortable (nice furniture)and Prince dealt with the reservation very well.
We thoroughly enjoyed our stay at Kona Makai, 4103. The condo was equiped with everything we needed including beach chairs and a cooler! We called Prince Vacations to say the DVD player wouldn't work and they delivered a new one that afternoon - exceptional service! Well kept condo and grounds.
My husband and I were very happy with the accommodations. When we opened the door for the first time, we could smell the freshness of a just cleaned home. The kitchen was equipped with everything we needed to cook our meals. The view from the lanai, while not right on the ocean, gave us a panoramic view of the beautiful greenbelt and tropical plants and flowers to the swimming pool and the ocean beyond. The sky at sunset was just beautiful. We enjoyed the sound of crickets at night and the wake-up call by the birds at dawn. Very convenient to town shops and activities. Lovely furnishings and having a washer and dryer in the unit was really nice. You will enjoy your stay here!
Distance from the pool was a negative. Overall it was a very positive experience
Secondly, this unit is in close proximity to the parking lot, so it can be noisy when when trying to sleep during the day or night.
condo smelled old. just needs an overhaul on some things. loved the view and sound of the ocean. It was kind of crowded and the parking was crowded. I would recommend to someone who didnt care if they had any ammenities and just wanted a good ocean view.

My wife and I vacationed on the Big Island in March, 07. We stayed at Kailua Kona resort, but not in the unit that I am writing about. We met the owners of the Kona Makai 4103 and got to look at their properties. I had the opportunity to return to the Big Island a couple months later on business and stayed in Kona Makai 4103. It had just been remodeled and everything was new and smelled new. The only way it could have been better, was if I had been there for pleasure not for work. I do hope to vacation there again within the next year.
