Unit 1201 was beautiful. When we had a slight air conditioner problem, Prince Properties took care of it right away. Ann Marie & Kathy are friendly and good at their jobs. I already recomended them to my niece & her family for their Kona visit.
The oceanfront wrap around deck was the highlight if the unit. The complex is well maintained and quiet. It is also within walking distance to town.
The condo was lovely - beautiful views! The bathtub in the second bedroom was draining very slowly, but one phone call fixed the problem. The only real complaint was that there seemed to be a lot of "hidden fees." In addition to the cleaning fees (pretty standard), there were two separate fees to process the credit card. After I booked the room, the property management contacted me to run the credit card and said there would be an additional fee. I was a little frustrated by this because it wasn't disclosed on the site. After the reservation was confirmed, I was emailed a receipt stating the final amount. When my card was processed there was ANOTHER additional fee added on to the final cost. The fees turned about to be an additional $60 or so. Not really a big deal, but very frustrating when they aren't disclosed upfront.
We had a great time. I think we would have been happy just staying in and around the condo the entire time. What a great location. We loved it!
My granddaughter and I loved this condo! It is very well stocked with all the supplies needed for a week's stay. The kitchen is extremely well equipped with dishes, pots and pans, appliances, etc. (plus there are barbecues to use near the pool). Even without air conditioning in the living room the ocean breezes and ceiling fans keep the temperature comfortable. The air conditioners in the bedrooms work great and are necessary for sleeping during the hot, summer nights. There are gorgeous ocean views from three directions on the wrap around lanai. Having a TV with cable in each room is convenient also (particularly if children are along). The grounds are beautiful and the pool and hot tub are clean and well maintained. One downside to this condo is the long walk up and down a hill to get to and from the parking lot since the condo is at the very end of the building. There are wagons available for transporting luggage, groceries, etc. but this would not be a good location for people in poor health who have problems walking outside in the heat. Some of the sliding doors did not work when we arrived (due to the salt water in the air) but Prince Properties promptly took care of that problem. In summary, I would definitely rent this condo again!
My name is Cheryl, not Cherly...All was very nice in 1-201..The only exceptions were: no bar soap, no dish soap, no laundry soap, no kleenex, and only 1 role of t.p. and no napkins....
This unit was awesome! The view from the Lanai was fantastic. We had a great stay and will return again! The only thing missing was a lounge chair on the lania for napping!!
Unit 1201 was one of the nicest we have stayed in at Kona Makai over the last 20 years. Interior updated and nicely furnished.
construction in unit below was noisy at times - should have been made aware prior to stay - "starter supplies" (toilet paper, paper towel)for unit should have included enough for our weeks stay- pool was closed a day to seal new deck - slight disappointment. would be nice to have pool/hottub open until 10:00 unit was very well stocked for cooking needs-very comfortable unit
I think the unit is in need of some updates, cleaning etc of rugs, tiles, furniture
The perfect place for sunsets, dolphin watching, and fishing. Close to beaches, shopping, and the airport (20 min.) I plan on coming back here again soon.
We really enjoyed our stay at your condo. Just noticed that we ran out of hot water quickly. Also, we were never successful in FINDING the lent trap on the dryer. You may want to note on the dryer where the lent trap is if you want the guest to clean it.
Loved the 2 King Masters with insuite baths. Great view and wrap around Lanai. Furniture was threadbare and soiled. Kitchen has most needed items. A bit too strict, no toys in pool, no marco polo & closed at 9. Seemed a bit stuffy and too many rules. Would stay again.
We stayed at Kona Makai Bldg 1 unit 201. Unit is spacious, comfortable, and adaquatly furnished, though furnishings could use some freshening up. Unit could certainly use more knives for food prep, plastic wine and drink glass as no glass is allowed at BBQ or poll locations. Location is wonderful if you enjoy the sound of the surf, and views of 180 degrees of ocean and coastline. A huge Balcony offers a great opportunity to observe local dolphin pods cruising up and down the coastal waters, local dive boats, snorkeling boats, and parachute rides not to mention some of the most fantastic sunsets you will ever see!!! No sandy beach, entry into water is from volcanic rock, very good snorkeling, but can be very rough with moderate to heavy swells from south. Also one of the best places to enjoy a home cooked meal, you will not find a better view from any restaraunt location in Kona. This unit is located a fair distance from the parking lot and is on the second floor of the building so I would advise those with health or mobility issues to be informed. BBQ's and pool area are spotlessly maintained and convienent to unit. Beautiful views of sunsets and Ocean from these areas. Grounds are well maintained with very nice landscaping. Unit 201 could use some freshening up as we noticed a strong and persistent odor, maybe mildew, not sure. Air conditioning is provided by three separate units, one in each bedroom and one in the living room. Bedroom units were just adaquate, living room was pretty useless. The unit does lend itself well to prevailing breezes but does have potential of heating up in hot weather. Advise renting car for transportation, stop by Costco on way from Airport, and enjoy this wonderful complex and unit.
The condo is VERY nice with a prime location. Management staff promptly handled a slight issue at the beggiming of our stay.
We had an amazing trip and would stay at the property again. The unit was well-stocked for our family of four. We even found a roll-bar in the closet for our three year old. We had the pool to ourselves and it was very quiet.
Wonderful time, wonderful view! Great weather. Perfect vacation.
I was sorely dissappointed that I did not get in my reservation for the condo for 2011 due to the fact that Shari rented it out on Feb. 17th eliminating my getting the unit for the full two months. Jan. Feb. So therefore not wanting to move during my stay I have taking another two bed/bath for Jan. and Feb. I realize I hadn't quite made the committment but wish she could have called me before accepting the three week stay by others. Having have stayed there 6 years in a row I feel I should have had the option through a phone call to make the decision. My fault I guess.
We stayed 3 weeks in 11/09, which was our 3rd visit to this condo. Having a large percentage of owner occupied units, this property is very quiet after 9:00pm - and we appreciate that! There have been a few 'technical glitches' on our visits, mostly as a result of the harsh salt environment on electronics, but that is to be expected and all have been promptly addressed by Prince Properties. We would highly recommend replacement of the sofa & loveseat, as it was new when we were there in 2005 and is now showing a lot of wear. The internet was still an issue, as they are converting the entire property to wi-fi and were still working thru problems. However, none of these issues can possibly outweigh the “pros” of this unit. We've booked our 4th visit this fall, and are looking forward to another wonderful vacation at our favorite condo on all the Islands!
During our stay we had two issues - additional keys to unit were missing and the faucet in the master bath fell off due to salt air erosion. Both issues were handled promptly, professionally and to our satisfaction. We'll return to this unit.
This was our second stay at Kona Makai 1201. Still a great place in a great location. The grounds looked much neater than two years ago. The only issue was the internet access. Though we could see the network locally, most of the time, access out to the internet was pretty bad. The manager tried to accommodate us, but I believe limits on bandwith was an issue. Not a show stopper by any means, just bothersome.
Absolutely NO traffic noice, even though it's on a main drag in Kona. Right on the beach (you have to like being lulled to sleep by waves crashing on the rocks below!) Well equipped with everthing we needed so we rarely went out for dinner. Unit opens up for great ocean breezes all day and night--no need for A/C. Highly recommend!
The carpeting was quite dirty especially in the bedrooms, Yuck! It would be nice to go to tile completely! We always put a towel on the floor in front of the master shower cuz the shower sprays quite a bit of water outside the shower, fyi. We were happy how nicely stocked the essentials were. It would have been nice to have a some sort of lounger on deck so you could lay down instead of just sitting. Your boogie board is cracked and would have been nice to have a couple of those. We loved our place over all thank you.
Waves crashing on the beach, sea turtles & spinner dolphins swimming out in front, big comfy beds, clean and tropical furnishings! What was not to like?! We had a great time snorkeling, visiting the volcano, tasting coffee & mac nuts and enjoying wonderful dinners watching the sunset on our lanai! Truly an amazing place! Thank you so much!
As usual your attention to detail was flawless. The unit is beautifully appointed (including all the little stuff) and the cleaning staff is terrific. We know we can always count on you. Loved the new furniture on the patio and the slider in the master bedroom now opens so we can sleep to the sound of the surf. Thank you.

This is a beautiful oceanfront condo in a well-maintained complex that is close to town and to activities we enjoy - snorkeling and golf. It felt like home!
Overall the place was great but the outdoor lanai is a little bit uninvited setting dued to a very large table taking up all the space that you couldn't moved around at the table. I would recommend to friends and family.

We loved this unit! It was spacious, well equipped, and clean. The furnishings were very nice. The wrap-around lanai is huge, and it is a perfect set-up for two adult couples. Each of the two master suites open onto to lanai, but are on opposite sides of the condo. One looks out on the pool area, but still has a great ocean view, and the other looks directly out on the Ocean. The condo is a very short distance to the village of Kona, a three minute drive or a long walk. We would recommend this unit to anyone. The only drawback to the property was that the managers office is only open for a short period each weekday.
Kona Makai 1201 is just as you see it on the website. The only differance is on the website you can't feel the ocean breeze coming through all of the windows and doors! We would recomend this condo to couples or singles without kids. If you are a smoker it's a bit of a hike to get to the smoking section, but I can certainly see why they have strick smoking rules. Pretty much everybody has thier doors and windows open to enjoy the freash air. The barbaque grills are just down stairs and it's a nice place to mingle in the evening with some of the local residents. Our plan are to visit all of the Hawaiian Islands, but when we do go back to the Big Island I will be reserving Kona Makai 1201. Mahalo and enjoy !
So many friends there love my place so much they want to cook there so they can enjoy the sunset view. And, so of course, I say please have it. Enjoy the company and their pleasure. Have stayed here three times every Jan. and Feb. and can hardly wait to get back the next year. The condo is so well appointed, dishes. towels, comfy beds beutiful furniture and a view to die for. Watch the whales and dolphins go by every day. Can't get any better!
We have enjoyed this property twice and have had a wonderful experience staying here, close to town yet right on the water and away from the crowds.
The Kona Makai is a beautiful property - quiet and off the highway yet close to town. This condo has been perfect for our family vacations, and we return as often as possible. Prince Properties is very easy to work with, and extremely responsive.
Property was beautiful and an asset to the big island. The only thing we missed was the swimming pool that was being refinished. It was a perfect week.
Our experiance was more than what we expected. We selected this property off the internet and were very pleased with the overall experiance. Prince Properties is the best!
